Description

Great opportunity to have a break by the seaside at Musselburgh, near Edinburgh while caring for 2 lovely greyhounds. Musselburgh is an attractive historic fishing town, just 10 minutes by train into Edinburgh.Good road and rail links to Edinburgh and wider region.
Quiet location next to open countryside but easily accessible to all facilities Shops, restaurants, cafes all nearby. Plenty of places to explore near home and further away, with or without the dogs!

My home is an attractive 4 bedroomed stone built semi detached Edwardian house in a quiet residential cul de sac on the northern edge of Musselburgh. It is situated in a peaceful residential area known as Levenhall, which was once a separate village.
The house has the usual rooms – bedrooms on the first floor, a bathroom on each floor, a cosy back living room, formal front drawing room, with a kitchen and conservatory in an extension on the ground floor overlooking the courtyard. This leads onto the rest of the garden beyond.

As is typical of houses of this age, the ceilings are high, some rooms have lovely ornate cornicing and ceiling roses, and there is a substantial staircase leading to upstairs. The doors are the original 4 panelled doors. There is double glazing . The front faces south, and there is a sheltered courtyard at the back offering alfresco dining.
There is a shared drive down the side of the house with private parking in front of my garage.

At one end of the road is Musselburgh racecourse , and at the other is open countryside. This leads out into a natural open area of fields, woods and lagoons which is all a Nature reserve. At one of the lagoons there is a hides from which to view the birds, in particular in the winter when winter migrants come here from colder northern places.. Another lagoon has a resident pair of swans who nest every year. Beyond that is the sea wall and the sea! This is the Firth of Forth and on a clear day we can see Fife on the other side.
This is such a great place to live as I have the best of both worlds- open countryside on my doorstep , but also the amenities of Musselburgh down the road and Edinburgh so accessible by train. The station at Wallyford is a 5 minute drive with free Park and Ride. There is also an excellent bus service.
